PRE-FILING FOR A 2020 HOMESTEAD EXEMPTION
If you purchased a new home after January 1, 2019, you may pre-file now for tax year 2020 Homestead and other exemptions. The timely filing period for Homestead Exemption for 2020 is March 2, 2019 through March 1, 2020. The absolute deadline to LATE FILE for any 2020 exemption -- if you miss the March 1 timely filing deadline -- is September 18, 2020. State law (Sec. 196.011(8), Fla. Stat.) does not allow late filing for exemptions after this date, regardless of any good cause reason for missing the late filing deadline. Broward County property owners, last week, like many of you, I received my notice of proposed property taxes for 2018 (TRIM Notice) from the Broward County property appraiser.
Did you know? Low-Income Seniors who maintain long-term residency may be entitled to additional tax relief. The cities of Cooper City, Pembroke Pines, Hollywood, Miramar, Dania Beach, Hallandale Beach, Oakland Park, Pompano Beach, Sunrise, and Weston, have all approved an additional exemption for low-income seniors. Reminder to all home owners - make sure to take advantage of any tax deductions coming your way! This year the filing deadline for most is Tuesday, April 17th, 2018 (see IRS.gov). Be sure to take advantage of your home related deductions including:
Mortgage interest - that interest you have been paying with your mortgage payment all year adds up to a big deduction come tax time.
Property taxes - another big deduction every year, based on the tax assessed value of your home. You can find this amount on your mortgage interest statement and also on your county tax assessor's website. BCPA.net for Broward County owners.
Loan points - points you paid to get a better rate on your mortgage may be deductible.
Interest paid on a Home Equity Loan - the IRS allows certain deductions of this interest.
Contact your tax advisor to make sure you take advantage of these deductions. If you prepare your own return, many of these potential deductions are built in to tax software.
Recently, the Broward County property appraiser sent out your TRIM Notice “Truth In Millage” which indicates their ASSESSMENT of your property as of January 1, 2017.The deadline to file for an appeal of your value as reflected on your TRIM notice is September 18, 2017.
