Your appraiser is likely to be influenced by any signs – big or small – that a property has not been well maintained. Be sure to make a good first impression with the following tips:

Take the time before the appraisal is scheduled to complete basic repairs such as making paint touch-ups, fixing that running toilet, repairing any obvious cosmetic defects, and cleaning up the clutter. And while you're at it, make sure the exterior of your home is free of clutter, and spruce up the entry for great curb appeal. This will show that you’ve put time and effort into maintaining your home, and is a good indicator of its overall condition. It’s almost always well worth spending a few hundred dollars up front to take care of easily fixable problems.
